NORM FRANKS

Experience Built From the Ground Up

My career in real estate is built on more than transactions — it’s built on how homes and communities are actually constructed, approved, priced, and sold.
Before entering real estate, I worked hands-on in several trades, including electrical, HVAC, drywall, and renovations, and over the years I’ve personally renovated multiple homes. That foundation gives me a practical understanding of construction quality, costs, sequencing, and risk that most agents simply don’t have.
Over the past 23+ years, I’ve combined that blue-collar experience with extensive work in resale, new-home sales, land acquisition, and development consulting. Today, clients come to me not just to buy or sell — but to understand what they own, what it could become, and how to make informed decisions backed by real numbers and real experience.
Below, you’ll find how I use this experience to support different types of buyers and sellers. Click the tabs that best reflect your situation to learn more.

BUYERS

New Home Buyers

Who this is for:

Buyers building or purchasing new construction.

How my experience helps:

I’ve managed the entire new-home process from start to finish, not just the sales side. That includes contracts, construction sequencing, upgrades, timelines, inspections, and warranty completion.

I help new-home buyers:

  • Navigate purchase agreements with clarity
  • Understand what’s negotiable and what isn’t
  • Manage upgrades, budgets, and timelines realistically
  • Prepare properly for occupancy and warranty
  • Avoid common mistakes that lead to frustration or unexpected costs

New homes are as much about expectation management as they are about design — and experience matters.

Resale Buyers

Who this is for:

Buyers who want to understand what they’re really buying — not just what they’re being shown.

How my experience helps:

My hands-on construction and renovation background allows me to evaluate homes beyond finishes and staging. I look at structure, systems, workmanship, layout, and future risk.

I help resale buyers:

  • See past cosmetic upgrades to assess true condition
  • Identify construction or renovation red flags early
  • Understand how layout and systems affect long-term livability and resale
  • Recognize properties with genuine upside — not just good marketing

The goal is fewer surprises, fewer regrets, and better long-term outcomes.

SELLERS

New Home Sellers

Who this is for:

Builders and developers selling new construction, purchasers assigning pre-construction agreements, and owners reselling newer homes where Tarion warranty coverage still applies.

How my experience helps:

I bring deep, hands-on experience managing the entire new-home process, not just from a sales perspective, but from an operational and customer-experience standpoint. I understand how new-home transactions differ from resale — legally, procedurally, and emotionally.

For builders and developers, I provide:

  • Clear expectation management from the outset
  • Strong, consistent communication between builder and buyer
  • A knowledgeable intermediary who understands construction sequencing, timelines, and constraints
  • Sales processes that protect the builder while maintaining transparency and trust
  • Support through construction, occupancy, and warranty stages

For purchasers assigning a new-home contract, I help:

  • Navigate assignment restrictions and builder requirements
  • Position the opportunity accurately and compliantly
  • Manage buyer expectations around timelines, upgrades, and closing adjustments
  • Ensure the transaction aligns with Tarion and contractual obligations

For owners reselling newer homes still under Tarion warranty, I assist with:

  • Properly communicating remaining warranty coverage
  • Managing buyer questions and expectations around deficiencies and warranty claims
  • Ensuring smooth coordination between buyer, seller, and builder where required

New-home transactions succeed or fail based on clarity, communication, and expectation management. My role is to reduce friction, prevent misunderstandings, and ensure a smooth experience for all parties involved.

Resale Sellers

Who this is for:

Homeowners who want honest advice, strategic positioning, and access to trusted expertise when preparing to sell.

How my experience helps:

Because I understand how homes are built and renovated, I help sellers focus on what actually impacts value—and avoid wasting time and money on improvements that don’t.

My background in construction, renovations, and new-home development allows me to evaluate a property the same way knowledgeable buyers do: structurally, mechanically, and financially.

For resale sellers, I provide:

  • Clear guidance on which improvements matter—and which don’t
  • Accurate positioning based on structure, condition, and true market demand
  • Pricing strategies grounded in reality, not emotion
  • Identification of redevelopment or intensification upside where it exists

In addition, through years of new-home construction and development work, I’ve built strong relationships with a trusted network of contractors and trade partners—from electrical and HVAC to drywall, finishing, and general renovation. When preparation work makes sense, I can connect sellers with reliable professionals who understand timelines, quality, and resale impact.

Through my development consulting work, I’ve also helped property owners unlock millions of dollars in additional value by understanding planning policy and land potential. That same analytical lens applies even when no development is planned. (See testimonials.)

The result is a focused, efficient approach to selling—supported by real construction knowledge, the right partners, and clear strategy.

Builders

Who this is for:

Builders buying or selling lots, inventory homes, or development opportunities.

How my experience helps:

I understand both sides of the builder equation — what works in the field and what works in the market.

I assist builders with:

  • Lot and site evaluation
  • Pricing and feasibility analysis
  • Market positioning and absorption strategy
  • Buyer qualification and expectation management

My background allows me to speak the builder’s language — practically, financially, and operationally.

Developers

Who this is for:

Developers and investors seeking land or building opportunities.

How my experience helps:

I understand the real challenges of land development today — construction costs, servicing constraints, development charges, financing pressure, approvals, and market risk.

I work with developers to:

  • Identify under-appreciated opportunities
  • Evaluate feasibility before money is spent
  • Understand realistic timelines and costs
  • Avoid projects that look good on paper but fail financially

I’m also deeply connected within the builder, consultant, and investor community, from small local builders to large publicly traded companies. I genuinely enjoy searching out opportunities others miss.

Landowners

Who this is for:

Property owners with land, acreage, estate lots, or transitional properties.

How my experience helps:

Land decisions are fundamentally numbers-driven, not emotional — and that’s where I bring the most value.

Through my work identifying development opportunities, I’ve been directly involved in:

  • Estimating construction costs
  • Understanding servicing and approval constraints
  • Evaluating feasibility, not just zoning permissions

For landowners, I provide:

  • A realistic assessment of highest and best use
  • Practical scenarios for what the land can become
  • Clear explanations of value drivers and constraints
  • Advice grounded in policy, costs, and market absorption

I’m not guessing — I evaluate land the same way builders and developers do.

In Closing

Real Experience. Real Numbers. Realistic Advice.

Whether you’re buying, selling, building, or exploring what your property could become, my role is to bring clarity and realism to the decision — backed by hands-on construction knowledge, development experience, and decades in the market.

If you’re unsure where your property fits, the first step isn’t selling — it’s understanding.
